Secure key holding service and fully accompanied viewings.
We carry out full tenant referencing and independent credit checks using an independent FCA registered company. Any tenant we provide to you will have been fully referenced and accepted.
We offer rent and legal protection policies, which offer peace of mind to you, the landlord.
We carry out regular inspections of property for you, and report back to you will the results of each inspection. (This is for managed properties only.)
We can deal with any maintenance issues quickly and at reasonable prices, using trusted local tradesmen.

Our Charges to Landlords
Please see below our general charges that apply to landlords. Please feel free to contact us to discuss these further if you are unsure what you require.
There are two options for you, the landlord. You can opt for the FULL MANAGEMENT SERVICE, or go for the TENANT FIND ONLY.
The full management services include the following; Inspect and provide and valuation of your premises, advertise and market the property, accompany all applicants to viewings, fully reference each tenant, negotiate the letting terms, draw up and execute the tenancy agreement, arrange for the preparation of an inventory, hold rental deposits with the Deposit Protection Service (DPS), perform routine property inspections and generally advise the landlord on all aspects of the tenancy and collect rents on an agreed periodic basis.
FULL MANAGEMENT SERVICE – Setup fee of £300 (incl VAT) and the subsequent monthly management fee of 12% (including VAT) of the rent collected. There are NO UPFRONT COSTS. If we do not find you a tenant, there are no fees to pay.
TENANT FIND ONLY – A setup fee of £420 (incl VAT)
RENT & LEGAL PROTECTION COVER – The cost of a rent protection policy varies depending on how much the rent is. If you require more information regarding this, please feel free to ask. The cover briefly includes the following;
Protect 100% of your rental income against non-paying tenants
Unlimited period of rent arrears covered up to £50,000
The policy also includes the cost of evicting your defaulting tenant
Legal expenses covered up to £50,000
50% of the rent paid for a further 2 months after the tenant is evicted
Rent protection is available for both 6 and 12-month terms
Please be aware that as a landlord, you are required to have the following (where applicable);
Gas Safety Certificate, Energy Performance Certificate, electrical certification, PAT testing, working smoke alarms, and carbon monoxide detectors. We can arrange these for you, and the cost can vary depending on the type and size of your property. If you would like any further information on these, please do not hesitate to ask.
We are members of a Client Money Protection Scheme – namely Client Money Protect (CMP)- www.clientmoneyprotect.co.uk. CMP is a Membership scheme that provides our clients' protection for their money if the owners of the Henstock Property Services were to misappropriate it.
