FEES TO TENANTS
Free property appraisal advising you on how much rental income your property could achieve, and advise on any work that will help you maximize the rent you obtain.
We offer a very simple fee structure to potential tenants, which is set out below. We do not charge additional signing fees/move-in fees, so once you have paid your application fee, there are no other admin charges to pay.
BEFORE YOU MOVE IN
We use an FCA-registered company to carry out our tenant referencing, so once you have filled out your application form, we will pass your details over to them, and they will carry out the tenant referencing checks which does include a credit check.
Guarantors
If you have to provide a guarantor, this is done FREE OF CHARGE. If, however, the guarantor does not pass the referencing procedure, then a fee of £50 is payable to provide a second guarantor.
In some cases, you may be asked to provide a guarantor. This will depend on your circumstances, however, we will discuss this with you if it applies
Deposit
The standard procedure is that you will be required to pay a deposit of an amount equivalent to the first month's rent. In some cases, you may be asked to pay a higher deposit, but you will be informed of this before you apply for the property. On managed properties, the deposits are protected using the DPS (The Deposit Protection Service).
